Great area. Lots of fishing opportunity’s as well as hunting. I have a seasonal trailer on Long Point Lake. If you have a few hours to kill take Sandy Lake road to Beauty Lake road. It will come out at long point Lake between Elk Lake and Gowganda.congratulations on your purchase.

RE Ontario Land in unorganized townships.

The current Ontario Land Tax for these lands are generated from a provincial Land Tax computer program, that automatically increases the lands appraised valuation , EVERY year regardless of any real estate transactions.


You can most likely reduce those taxes dramatically by filing an appeal form with the ARB

My taxes on 100 acres with 2 1/2 miles of shoreline on a lake in an unorganized township not too far away from you were reduced to $160 /yr after the appeal process. Valuation dropped from $200K to $45K

The Ontario LAnd Tax does not only use recent real estate transactions in an area, if there are no transactions similar to the land in question, the system just increases appraised valuation by a huge % annually.
