> Looking for an Engineer, Kitchen Addition

Hey members I'm posting this request here because I live close to simcoe west side. I'm wanting to add a kitchen addition to our home which will include knocking out a brick wall. Are any of you a engineer or do you know of a engineer that is looking for a quick job? If all goes well I'll also be looking for a contractor to do a quote.

One question---is it a load bearing wall? In modern houses bricks are not considered load bearing. Does the wall run perpendicular or parallel to the joists? If perp, then it's load bearing

Yes Harold, the inside red wall as seen on the drawing is load being 2x6. The outside is Brick veneer 2x6 studs.I might add we are looking to do a crawl space not full basement

The 2x6 walls are load bearing behind the brick. You will need stamped drawings that will outline what needs to be done for permit application. If you plan on doing this without permits, don't. If you get caught it's tough to start the process once construction is well underway. With covid, everyone is home and willing to turn you in.

Had to break a floor up to show plumbing rough in way sloped correctly and vented. It was!! But sucked, we often put responsibility of permits on homeowners. This way you aren't paying a contractor to waste time getting permits for ya. Time=$.

You will probably need an LDL and a bunch of Jack's on either side of opening.

Yes, I need drawings and permit. I understand that part and would not feel comfortable with out them. I also will be hiring a contractor to do most work. I'm just kicking it out to the board members if someone is interested and has the correct ticket or if they used someone in this area that they would recommend.

From what I can see from the picture of your house the wall is a load bearing wall not only for your floor joists above but also load bearing for your roof trusses as well. It will take quite a heavy beam structure to carry that load. All depends on how wide your opening is. I certainly would get an engineer involved. Good Luck. I hope it doesn't become too expensive. Building material has really ballooned during covid.

I've used Flow Drawings from Port Severn do do some work on my cottage and I was pretty happy with their work.

Going to need a good civil engineer for that job. The opening looks to be 16ft, that a pretty wide hole with a 3/4 floor above it. have to keep us in the loop while construction going on.

Stamped drawings, adjusted load calcs, soil bearing capacity, foundation specs,... As you have noted, some civil/geotechnical/structural engineering involved here to do this right and to satisfy most permit applications and building officials. I'm not in the area.

Added support posts and a structural beam (likely LVL) to span the new opening. Issue with that is that by adding posts on either side of the opening to support the beam and carry the upper floor, you introduce new point loads on the posts which usually results in designed concrete piers to support the point load of each post.

Find a consulting engineer that can provide the whole design package. Good luck.

sorry couldn't help myself, i was an engineer for two different railroads for 36 years. Unless those walls move on rails i can't help you.You didn't specify what kind of engineer you where looking for.I must have too much time on my hands these days lol .good luck with your project.

If you build the addition separately and just add a small opening than the kitchen won’t look like it’s part of the house. I assume the fella wants to have a spacious open concept design. Plus if you build the addition separately and not tie it into the structure of the house than your likely gunna have major separation issues

Your right we want the open space, get rid of the archways and create a flat ceiling from the three rooms. We both love cooking yet this house has the worse layout with a blind corner, and about 20 inches of workable counter and not enough room for an island. We tossed around the idea of just selling and moving, but we like the street and our neighbours keep us here. Great neighbours are really hard to find and when you do they are even harder to leave.
